Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. We recommend applying as soon as possible—our team moves quickly on screening and can advise how to submit everything promptly to improve your chances. -
Do I pay first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases you'll pay the first month's rent and a security deposit before move-in; some listings also require last month's rent. We'll provide a clear, itemized move-in cost breakdown for the specific property you're interested in. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, which is typically 18 years or older. If you have questions about co-applicants or guarantors, we can explain options that meet screening requirements. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition beyond normal wear and tear and all lease terms are met. Deductions may be taken for unpaid rent, damage, or cleaning; we document inspections and provide an itemized statement as required by law. -
Who needs a cosigner?
A cosigner may be required when an applicant doesn't meet income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement to accept responsibility for the lease. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed application, application fee, government ID, and proof of income (pay stubs, bank statements, or employer verification). Submit applications promptly—we review them quickly and communicate next steps clearly. -
How do I pay rent?
Rent can typically be paid through our secure tenant portal, by automatic bank transfer, or by check/money order where permitted. Payment methods and due dates are detailed in your lease; late fees and policies are applied per the lease terms. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet home. Some properties allow pets with an additional pet deposit or monthly pet rent and may have breed, size, or number limits. We'll explain the pet policy and any required paperwork. -
I want to move out, but my roommate wants to stay. What do I do?
Lease holders are typically jointly responsible for the full lease term. If one tenant wishes to remain, they must qualify on their own or the parties can find an approved replacement tenant. Any change requires management approval and an updated lease or agreement. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline. We'll provide move-out instructions, a checklist, and details on the final inspection and deposit return process. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs to keep homes safe and well-maintained. Tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the tenant portal so we can respond quickly and document work performed.
